Restaurant & inn purchase
Strategic use of a 1031 exchange allowed my clients to transform a family asset into a higher-yielding commercial rental property.
30-day rentals
Conversion of ten apartments to 30-day (AirBnb, Furnished Finder) medium-term rentals. Gross rents on each increased up to 90%.
Change of occupancy
Working to change the city’s recognized occupancy from “apartment” to “hotel” at one building to utilize units as nightly rentals and maximize the gross revenue. Projected increase in value of the property of at least 20%.

Single family “flip” house purchase
Helped buyer save over $100K in the purchase price by taking five minutes to ask the listing agent a few key questions.
Condo conversion
Conversion of an apartment building into a condo complex. Cost projected to be less than $12K for professional fees and HOA filings. Increase in total value of building, solely by re-defining the usage then selling units as condos, of at least 40%.
Construction consulting
Guided first-time flippers through budgeting and planning for a full renovation of a home. They made over $100K on the sale. I have great relationships with my vendors and contractors, which can benefit you and your projects!
Large single-family “flip” project
Bought a 5,300 sf house for $1M, did a major renovation, then sold it for $1.9M.
Renovations experience
Acted as the project manager for over 60 complete renovations, including plumbing, electrical, roofing, windows, insulation, flooring, bathrooms, kitchens, paint, etc.
